Low-cost BMS systems could help boost energy efficiency in homes, make them eligible for green mortgages

Low-cost building management systems (BMS) will certainly drive down energy bills in most homes and make them more energy efficient, which could potentially make them eligible for the newly-announced green mortgages — major new pilot scheme is set to roll out across Europe.

Some 37 of Europe's leading banks, including BNP Paribas, ING Bank, and Société Générale, are backing new mortgages offering lower interest rates for most energy efficient homes, a news report has been able to suggest. They have teamed up with the World Green Building Council (WorldGBC) to run the pilot initiative, which will reward buyers of greener certified homes with lower interest rates on their mortgages.

The major new pilot scheme is set to roll out across Europe and will test whether the option of getting a better mortgage deal for the most energy efficient homes are a viable offer for the European housing market.

In the UK, E.ON is the only energy company collaborating on the green mortgages pilot, and Michael Lewis, chief executive, is convinced the offer could be a "game-changer" for stimulating the energy efficiency market.

"We need to find ways to radically increase interest and action on energy efficiency but property owners face a significant financing barrier when wishing to improve energy efficiency," Lewis believes. "In the UK, attempts have been made to tackle this barrier through schemes like the Green Deal, but they have failed in part as they weren't designed with simplicity at the heart and with the customer front and centre.

"Green mortgages have the potential to be a game changer in the delivery of affordable finance and we are ready to meet the challenge for home-owners motivated to take the step into energy efficient living."
